  1. Follow the Rules
    Before beginning a condo renovation, make sure you know the rules, regulations, and limitations set out by your condo association. Some management boards have extensive policies. Even if you have free reign on what you can do with your space, you may only be able to work during certain hours of the day or you may be limited in where the construction team can set up their equipment. These rules should also lay out permit stipulations.

  2. Build Vertically
    If you have downsized from a large house to a condo, space may be a concern. The best way to approach this issue is to use the vertical space. Consider adding wall mounts for shelving as well as other storage cabinets that do not take up floor space. Using the walls eliminates the need for large pieces of furniture that can close up a tight area.

  3. Be Wary of Lighting
    Many condos have drop or low cement ceilings that make it hard to hang lighting fixtures. When your chandeliers hang too far down, you may feel crowded. Instead, have your electrician install recessed lighting, which doesn’t take up much space but will provide ample illumination. You can then add decorative lighting as you wish.

  4. Refresh Paint
    Consider a fresh coat of paint in each room. Stick with neutrals to open up the area, and use patterns and colors in your decor for a dynamic aesthetic. If you want to add a pop of wall color, choose a bright blue, yellow, or red, especially in a bedroom or dining area.

  5. Explore Unused Space
    You may find that your condo has wasted space that can be renovated into something useful. When you work with your contractor, take a look at sections in each room that may be perfect for storage like corners in the kitchen, under staircases, or even in the hallway.
